Um arquiteto recentemente paralisado, Jason Kemp (Christopher Reeve), vive em um apartamento altamente equipado tecnologicamente. Ao passar longas horas observando seus vizinhos, acredita que testemunhou um assassinato a partir da sua janela. Sua colega (Daryl Hannah) junta-se a ele para tentar solucionar a teia de misterios que invade o apartamento. Um detetive da polícia (Robert Forster) vai respondendo pacientemente às repetidas chamadas e acusações de Jason, mas acredita que a sua imaginação está se sobrepondo à sua razão. Determinado a descobrir a verdade, Jason continua a ir cada vez mais além, chegando ao ponto em que se vê encurralado num jogo mortal do gato e do rato.
