Alex West é um homem que morou com Norman Bates no asilo estadual para lunáticos por quase 20 anos. Após a morte de Bates, Alex descobre que ele está no testamento de Norman como o herdeiro do Motel Bates, que está vazio desde a prisão de Norman. Alex viaja para a cidade natal de Bates na Califórnia e com uma pequena ajuda de um adolescente fugitivo, Willie, Alex luta para reabrir o motel para negócios, coisas estranhas estão acontecendo no Motel. Alguém está tentando afastá-lo ou o motel está realmente assombrado pelo fantasma da mãe de Norman?
